THE REAL ESTATE MONITOR-5 ... Update on Antariksh-2

Ramesh Kumar from Greater Noida

First things, first.

The crowd at today's meeting with the builders was slim compared to the previous one held a fortnight ago. Perhaps those whose booking is for flats in Towers other than F and A felt attending this meeting will be no use.

Secondly, I doubt that ALL those who had bookings in Tower A and F were present today. Reasons may be anything.

The builders were physically present and shared the progress report on what transpired over the past 15 days since we met last time. Unlike the last meeting, today's deliberations were peaceful and brief. If the builders felt relieved on seeing the thin attendance and therefore less pressure, the fault lies with us: the buyers.

Now onto details:

(a) So far, the work on Tower F is moving at a snail's pace due to the insignificant workforce. Builders promised to rectify the situation.

(b) Tower A work will commence on August first week.

(c) Bank account opened for Tower F.

(d) Bank account for Tower A will happen coming week.

(e) Tower-wise WA groups will be created for focused progress monitoring by stakeholders. The current full-fledged WA group will continue.

(f) Suggestions to improve work efficiency was accepted and promised to implement.

(g) Timelines for completion of Towers A and F were shared.

Though it is heartening to note that Graha Pravesh ceremonies are on the rise, but it is just ceremonial and an investment protection measure by buyers, it appears. Why? Because barring the few who have moved in lock, stock, and barrel, rest have packed and gone home after Graha Pravesh, according to the permanent residents. Construction is a labor-intensive activity and therefore, only a large infusion will pave the way for speedy completion.

Interestingly, the builder (Yadavji) was "gheraoed" by a group of buyers as he was exiting the venue. This group has approached the legal forum seeking redressal of its grievance. The builder seeks the withdrawal of the court case as he is arguing and pointing out that the possession of flats has begun.

Well, there is a catch.

Whether those who took possession of Tower G have any written document from the builder authorizing them to occupy the premises until their original flat booked is ready for occupancy? Or is it those residing or taken possession in Tower G who have decided to change their flats booked earlier?

A lot of gray areas that warrant clarity.

THE REAL ESTATE MONITOR-1 ... Update on Antariksh-1

------------------------------------------------------------------------------

The only way to ensure we get what we want is to keep the pressure on the builder. How? By making oneself physically present for an hour or so every fortnight - that too on a Sunday. At least the home buyers of Tower A and F should favorably consider this.
